A: A key box is a simple way to allow check in and out of the property and provides guests more flexibility and 24-hour access to the apartment. It’s particularly helpful if you’re arriving late, you’re delayed or your plans change and gives you flexibility with your time. We will send you the access codes for the 2 key boxes on the day of your arrival (we have one key box at the street entrance to the building and another for the main door to the flat). You simply enter these codes into the key box and the box will open to allow you access to the key inside. Please ensure to scramble the numbers after you have accessed the key. When checking out the key should be returned to the key box and again the numbers scrambled to ensure the key is safe and secure. During your stay the keys to the flat are your responsibility so please take care of these and keep them safe as you would do with the keys to your own home.
A: During busy periods or in the instance of same day check in/check out’s we are unable to offer this as our cleaners need time to prepare the apartment to the highest possible standards for the next guest’s arrival. In some cases, we may be able to offer this but we cannot always guarantee availability. Please contact us as we will do our best to accommodate where possible.
A: This isn’t something we can guarantee as our cleaners need access to the apartment on your departure to prepare for the next guests’ arrival. We have found that the Tune Hotel at Haymarket Train Station offer a luggage storage service for only £2.50 per day which we recommend highly. Furthermore, Waverley train station also has a luggage storage service which may be more useful. More details of this can be found on both the Tune Hotel and Edinburgh Waverley website. Otherwise please contact us and we will do our best to accommodate where possible.

A: We’ve put together a comprehensive guide to the apartment which will help you navigate your way around the flat and gives simple instructions for all the main appliances. There are also contact details for several of our team who will be more than happy to assist you should you have any further questions during your stay. In addition, for less urgent enquiries, you can contact us via the contact form on the website.
A: We know how much your furry friends mean to you which is why we allow well-behaved pets to stay with their responsible owners for no additional cost. Please make sure your pets are supervised at all times and that dogs are kept on a lead within the communal hallway area so as not to disturb our neighbours. Edinburgh is a very dog-friendly city, all pubs and restaurants that allow them have a dog sticker on their door. There is also the nearby Canal or Princes Street Gardens, both within a 10-minute stroll that are ideal for dog walks. Our city guide can provide you with more details on outdoor areas that would be perfect to visit with your furry friend. Please make us aware at the time of booking what pet you intend to bring on your trip.
A: Under no circumstances is smoking (including the smoking of e-cigarettes) allowed within the apartment, out of the windows, or in the communal hallway area. Smoking is only permitted outside on the street. Should we find that you have been smoking within the apartment during your stay you will be asked to leave. Or in the instance that we discover you have been smoking after you check out of the apartment, your entire deposit will be kept as a means of repairing the damage caused. We apologise for the inconvenience but we would like to maintain a high standard within the apartment and keep it clean and fresh for every guest’s arrival. Leaving a smell of smoke prevents us from achieving this goal. We hope you understand and thank you for your cooperation.
A: We do not permit parties, large or small, within the apartment, under any circumstances. Should we find that a party is happening within the apartment during your stay, we will be alerted of this by the neighbours and you will be asked to leave. We have long term residents within the surrounding flats in the building and ask you to respect them by keeping noise levels to a minimum after 11 pm. In the instance that we discover you have had a party after you check out of the apartment, your entire deposit will be kept to clean up any mess and damage caused. If the damage cost’s more than the value of your deposit you will be liable to pay this. – Please respect the flat and party in a nightclub, there are several good ones in Edinburgh depending on your taste in music. You can find them in the city guide.
A: Yes! A smart meter has recently been installed to allow you to easily control the temperature within the flat at the touch of a button. We have radiators in every room that heat up quickly. You’ll definitely be kept cosy while in the flat. As a side note, Scotland does get chilly, so we recommend you bring a jumper to keep you warm while out and about seeing the sights.
A: Yes! We have high speed, fibre broadband installed that allows you to get online quickly in every room of the apartment. Just select our internet from your phone or laptop on arrival and enter the password which will be provided, allowing you to be online throughout the duration of your trip.
A: A full set of bedding and towels will be provided for each guest so no need to bring your own. We also provide a few extras for emergencies. Find out what else is included by visiting our about page.
A: We include shampoo and shower gel for our guests to use in both shower rooms, so no need to bring your own if you don’t want to. We have also included some other extras which we have detailed on our about page.
A: The apartment is on the 2nd floor of a traditional Georgian tenement building, and can be accessed up 2 flights of stairs from the main entrance hallway. Unfortunately, we do not have wheelchair access as there is no lift, with the building being almost 200 years old. We apologise for the inconvenience.
A: Located on Morrison Street just off Lothian road, a main street filled with quirky cafés, bars and restaurants we are in the perfect location to explore Edinburgh with excellent amenities right on your doorstep. The apartment is less than 10 minutes’ walk from Edinburgh castle, The Royal Mile, The Grassmarket and Princes Street as well as hundreds of bars and restaurants in Edinburgh city centre. Please refer to our City Guide for more insight into the best things to see and do.
A: Unfortunately there is no street parking, being in such a central location, but excellent secure parking facilities can be found in 3 different multi-storey car parks less than 5 minutes’ walk from the flat, should you wish to bring your car. If you can avoid driving, we would thoroughly recommend it as parking is expensive and the public transport services in Edinburgh are world class, particularly the bus service. Please don’t hesitate to get in touch and we can advise on the best place for you to park during your stay.
A: Access to the flat from Haymarket train station is only a short 9-minute walk, up a gradual slope, along Morrison Street to arrive at the front door. Likewise, if you are travelling by bus or tram from the airport, you can get off at Haymarket and follow the same route. The airport bus is the number 100. Both the bus and the tram are frequent, leaving every 15 minutes and arriving in the centre of Edinburgh approximately 20 minutes later. A: Yes! We actually have two hair dryers in the flat, so no need to bring your own if you don’t want to. We’ve also included lot’s of other little extras to help you feel at home. More information can be found on the about page.
A: Yes! We cater for groups large and small and can comfortably sleep up to a 10 people. And a maximum of 13, this includes the use of sofa beds. We provide versatile sleeping arrangements across 4 rooms, so beds can easily be moved around to cater to your party’s needs. Please contact us before booking to allow us to determine your needs and ensure that the apartment is set up correctly for your arrival including bedding and towels for all guests.

A: Yes! We have a desk area where you can work from. We also have a large 50 inch TV in the living room which is ideal for preparing for presentations. On top of this, we offer high-speed fibre internet throughout the apartment, which we realise is so vital to running a business. The apartment is ideally located beside Edinburgh International Conference Centre (EICC) as well as Edinburgh’s financial district. A Flat in Edinburgh is in a prime location for guests staying for both business and pleasure.

A: Yes! Our apartment is large and spacious with multiple bathrooms and versatile bedroom set up, so perfect for families. We don’t have a crib for babies, but if you want to bring your own then we have lots of space for it. In the instance that you are travelling with a baby, we would like to note that we’re located on the 2nd floor of a traditional Georgian tenement building, so we do not have a lift and access to the flat is up 2 flights of stairs. We thoroughly recommend that you take the tram (the nearest stop is a short 5-minute walk away) as this will get you to Murrayfield within 10 minutes. …or if it’s a nice day then you should definitely walk. The stadium is only 30 minutes away on foot with lot’s of pubs to stop off at along the way. A: We are not a hotel or B&B there for sadly we cannot offer meals. There will be endless amounts of tea and coffee well stocked in the kitchen as well as basic condiments. We also have a fully functioning kitchen with everything you could possibly need to make a meal, please refer to the about page with an in-depth list of all appliances included for you to use, and a supermarket across the road to buy food from, as well as several others within a 5-minute walk.
